THE PRIMARY TYPES OF CONCRETE SEALERS ​​

Concrete sealers come in a variety of types that each suit a different need. The main sealers that will typically be used however are topical, penetrating, and integral.  

Topical Sealers

Topical sealers are the most commonly used type of sealer. Once applied by commercial flooring company such as ours, it creates a protective layer that, depending on the material used, can provide resistances to moisture, heat, and even acid spillage. This type of sealer is typically non-toxic making it safe to use both indoors and out.  

Penetrating Sealers

A penetrating concrete sealer is unique amongst the concrete sealers as it actually goes below the surface of the concrete. While within the pores of the surface, it beings forming protective layers within each that block other elements from entering the pores. This is a great defense against moisture and other chemicals used to treat concrete. Typically this is applied to roads, driveways, or other areas where risk of spillage or moisture is high. 

Integral sealers

Similar to a topical sealer, integral sealers work to provide a protective layer to the concrete. However, it is mixed in during the mixing process of concrete versus being applied after the fact. This difference makes it so as the concrete is initially poured, the sealer will set as the concrete hardens creating the protective barrier without needing to add an additional coat.

Our Concrete Floor Sealing Process

Here at Expert Epoxy Flooring, we generally follow the industry standard concrete floor sealing process but add to it with a few modern additions to make the experience smooth and easy. Here’s the typical process so you know what to expect:  

  • First our team will clean and prepare the existing concrete flooring including removing any sealer from previous applications 

  • Once cleaned, our team will then use a special blend of chemicals to further prepare the concrete to bond with the sealer 

  • Once the chemicals have done their job, we’ll then use some industry standard tools to apply the first layer of sealer then allow to dry. 

  • After the first layer is good to go, we’ll then apply the second layer and let it dry fully before confirming all is good 

  • Should there be any hiccups, our team is trained to buff, sand, or adjust to ensure a smooth surface. Be sure to also ask about our anti-slip coatings – they’re a customer favorite! 

How Often Do You Need to Seal Concrete?

We recommend sealing your concrete at least once every three years. This is typically the sweet spot to ensure the current sealer is still present while not waiting long enough for it to disappear completely. While epoxy and other sealing materials are very resistant, there are event such as flooding, large chemical spills, or intentional damage to an area that will require the sealer to be replaced earlier.  

These events are typically rare but should they occur (or you’d just like to update the protection of your current sealer of choice), our team is full of experienced workers ready to assist!

Not sealing your concrete may not cause immediate issues but will shorten the lifespan and overall look of the concrete. Common issues are discoloration, permanent staining, chipping and cracks, and lots more. While treated and properly maintained concrete with low traffic can have a lifespan of around 30 years, untreated concrete (especially in high traffic areas) will need replacing within just a decade.  

Yep, you sure can! Typically when too much sealer is applied, you’ll begin to notice bubbles under the surface of the sealer. While this isn’t the only time that bubbles will form under the sealer, this is a sign that something went wrong during application. We highly recommend working with experts like ourselves to ensure the application goes well and looks great when all is done.
